Water You Cannot See Is the Problem
Extracting standing water is the easy half. What is left is moisture held inside materials — in the paper facing and gypsum core of drywall, in framing timber, in a subfloor, in the pad under a carpet, in the particle board under a cabinet. None of that shows on the surface, and none of it leaves on its own quickly enough in a warm, humid climate. Drying equipment exists to pull that moisture out of the materials and then out of the building.
Air Movers Do One Job
The fans you see on a restoration job are not there to cool the room. Wet material sits under a thin layer of air that has already become saturated, and while that layer stays put, evaporation from the surface almost stops. Air movers strip that boundary layer away and keep dry air passing over the material, which lets moisture keep leaving it. They are aimed low and along surfaces at a shallow angle for exactly that reason, rather than pointed straight at a wall.
On their own, though, they only move the problem. Every bit of moisture they lift out of the floor goes into the room air. Without something removing it, that air gets damp, evaporation slows again and the building has simply redistributed the water.
Dehumidifiers Do the Other Half
A dehumidifier takes that moisture back out of the air and drains it away as liquid. Refrigerant units chill a coil so water condenses on it, much like a cold glass on a summer day. Desiccant units pass the air over a material that adsorbs moisture and then exhaust it outside; they can pull a room much drier and are used where materials are dense and stubborn.
The two types of equipment are a system, not alternatives. Fans without dehumidification just make humid rooms. Dehumidification without air movement dries the air while the water stays locked inside the floor. The number of each, and where they go, is calculated from the size of the affected area and how wet the materials are — which is why a technician measures before placing anything.
Why Opening the Windows Is Not the Answer
In a dry climate, ventilating a wet building can help. In San Antonio for much of the year it does the opposite. Outdoor air in a humid Texas summer often holds more moisture than the air inside, so opening up brings moisture in and slows the drying. That is also why a household box fan and an open window are not a substitute for restoration equipment, no matter how much air they move.
Temperature matters too. Warmer air holds more moisture and warmer materials release it faster, so a drying chamber is usually kept warm rather than air-conditioned cold. But this stops being helpful if the humidity is not being controlled at the same time, which is the whole point of doing it as a system.
How Anyone Knows It Is Dry
By measurement, not by touch. A pin meter puts two probes into a material and reads the moisture content inside it. A pinless meter reads below the surface without marking it, which is useful on finished floors. A thermo-hygrometer reads the temperature and humidity of the air in the chamber and outside it. A thermal camera does not detect moisture at all — it shows temperature differences, which is a good way to find where to put a meter, not a substitute for one.
At the start of a job, readings are taken on affected materials and on similar unaffected material elsewhere in the building. That second set gives the dry standard: the number this particular building's materials read when they are normal. Drying finishes when the affected readings reach that standard, not when a set number of days has passed. Readings are taken daily and should be shown to you.
What to Expect in Your Home
The equipment is loud and it runs continuously, including overnight. It also draws real power, so the technician will spread units across circuits rather than overloading one, and you should not unplug anything to charge a phone. Keep doors and windows in the drying area shut so the chamber stays controlled. Expect condensate lines running to a drain or units being emptied on each visit.
Sometimes drying needs access. Baseboards lifted off, a row of small holes drilled behind where the trim sits, or a low cut in the drywall lets air reach a wall cavity that will not dry from the painted side. That looks like damage but it is usually what avoids removing the whole wall, which matters especially in older houses.
