Appliance Leak Cleanup

A dishwasher that drains onto the floor, a washing machine hose that finally splits, an ice-maker line that has been weeping behind the refrigerator for months, a water heater tank that rusts through — these are the quiet floods. San Antonio Water Damage Repair cleans up after all of them in San Antonio, dries what is underneath and repairs the cabinets and flooring that got soaked.

Signs That Need Attention

  • Water seeping out from under the dishwasher, refrigerator or laundry pair
  • Flooring that has darkened, cupped or lifted along one run of cabinets
  • A cabinet toe-kick or sink base that is soft, swollen or coming apart
  • Rust, damp or a small puddle around the base of the water heater
  • A washing machine supply hose that is cracked, bulging or damp at the fitting
  • Warped baseboard or a musty smell in the room backing onto the laundry

Two things make these leaks worse here than they need to be. San Antonio water comes out of the Edwards Aquifer very hard, so scale and sediment shorten the life of supply connectors, valves and water heater tanks. And the equipment itself is often tucked away — in a garage, a hall closet or up in the attic — where nobody sees the first drips. An attic tank that lets go does not make a puddle at all; it arrives through the ceiling of the room below.

What the Service Includes

San Antonio Water Damage Repair handles the water damage, not the appliance repair or replacement. The quote makes the split clear so you know what still needs a plumber or an appliance technician.

Shutting the water off first

Most of these appliances have their own valve — under the sink, behind the washer, at the cold inlet on the heater. If it will not turn or cannot be reached, the supply is isolated at the house valve or the meter instead.

Pulling the unit and looking underneath

The floor under a dishwasher or a refrigerator is where the damage hides. The appliance is moved out, disconnected safely and the cavity behind and below it is inspected properly.

Cabinets, toe-kicks and the sink base

Particle-board cabinet bottoms and toe-kicks soak up water and swell. Some can be dried and kept, some are finished the moment they get wet, and you are shown which is which before anything is removed.

Flooring and the layer beneath it

Water travels between the flooring and the subfloor and stays there. Planks or tile may need lifting in the wet area so the layer underneath can be dried rather than sealed in.

Drying the walls and the slab

Air movers and dehumidifiers are set on the cabinet run, the wall cavity behind it and the slab, with meter readings taken until the readings come down and hold.

Putting the kitchen or laundry back

Cabinet bases, trim, drywall and flooring that came out are repaired or replaced, so the room is usable again rather than just dry.

What to Do Before Anyone Arrives

Stop the water at the appliance valve if you can reach it from a dry spot, and leave the appliance alone otherwise. Do not reach behind or underneath a unit that is plugged in and standing in water, and do not pull a wet cord out of an outlet. If water has spread to an outlet, a power strip or the base of the water heater, keep out of the room and say so on the phone. Mopping the surface is worth doing, and photographing everything before you move it is worth more — those pictures matter if a claim follows.

Clean supply water caught in the first hours is the best case in this work. Given a day or two in a warm San Antonio house, the same leak turns into swollen cabinets, a floor that has to come up and material that has started to grow mold. On a slab home the water also runs sideways, so a kitchen leak regularly shows up as damp carpet in the next room.

See burst pipe and leak cleanup if the failure was in the pipework rather than the appliance, emergency water extraction if there is standing water now, and the dry and restore versus replace guide for how cabinets and flooring are judged. The signs of hidden water damage covers the slow ones. We work across Leon Valley and the rest of the San Antonio service area.

Appliance Leak Questions

Where is the shutoff for a dishwasher or washing machine?

A dishwasher is usually fed from a small valve under the kitchen sink, on the hot line. A washing machine has two valves on the wall box behind it, or a single lever that closes both. A water heater has a valve on the cold inlet at the top. If none of them will turn, close the main instead — that is the valve where the line enters the house or the one in the meter box at the curb, which needs a meter key.

What affects the cost of appliance leak cleanup?

How long the leak ran, how much cabinetry and flooring it reached, whether it traveled into the next room and how much drying equipment the area needs. A dishwasher caught the same morning is a small scope; an ice-maker line that has been dripping behind the refrigerator all year is a cabinet, floor and mold scope. The price for each stage comes before that stage. See how a job runs.

Can the cabinets be saved?

Solid wood doors, face frames and boxes usually dry and stay. Particle-board bottoms and toe-kicks that swelled up do not go back to their original shape, so they normally come out even when the rest of the run is fine. Getting air into the cabinet cavity early is what decides it, which is why the kick boards come off on the first visit rather than the last.

It was clean water and I mopped it up. Do I still need someone?

If it was a small spill on tile and nothing porous got wet, probably not. If water went under the flooring, into a cabinet base or along a wall, the surface being dry tells you nothing about what is underneath, and a household fan does not dry a closed cavity. A moisture survey settles it quickly and is a far smaller job than the one you get by waiting. Ask for a visit or read about structural drying.
